“The per-unit test sheets are what won us over. When a defect came in during DLP we could tell in a minute whether it was the device, the wiring or the tenant.”
Yeoh Wei Sheng
Project director, residential developer
What each person on a project actually needs from us, and what we hand them.
A developer wants unit economics and a clean handover. An architect wants the plate to disappear into the wall. A consultant wants numbers to put a name against. A plant engineer wants the demand charge down and the line never stopped. A university estates office wants hundreds of rooms that run themselves. An owner wants it to stop breaking. A resident just wants the room to behave. Pick yours.
BULK RESIDENTIAL UNITS DELIVERED
1,400+
Automation helps sell the unit. It then has to survive vacant possession, the defect liability period (DLP) and the handover to the joint management body (JMB). We build the package around all three, not just the show unit.
One type-unit is engineered and signed off, then replicated with a per-unit ETS sub-project and serialised device schedule.
Released block by block and floor by floor, so commissioning is never the item holding up vacant possession.
Every unit hands over with a signed test sheet and a photographic panel record, so the cause of any defect is traceable rather than disputed.
As-built set, ETS backup, device inventory with warranty dates, operating guide and a training session for the building team.
WHAT YOU RECEIVE FROM US
The sales gallery scene, running the way it will on handover
One type unit, engineered once and replicated per unit
The building team trained on the system they inherit
WALL CONTROL POINTS SPECIFIED
19,000+
Plate finish, back-box depth, sensor position on the reflected ceiling plan, how many buttons a wall carries. These are architectural decisions, and every one of them is cheaper to make at design stage than on site.
Glass, brushed aluminium, matte black, timber veneer and custom-engraved plates across 500+ KNX brands, so the plate follows the material palette.
One KNX plate replaces a bank of switches. We reduce the wall furniture instead of adding to it.
Symbol block, plate schedule and per-room control narrative issued in a form you can drop into your set.
Scenes tuned on site against your intent: cove levels, tunable white, façade grazing, gallery lux limits.
WHAT YOU RECEIVE FROM US
Back-box depth and position fixed before the wall is plastered
Detectors set on the ceiling grid, not wherever the installer reached
Plate families sampled against the material palette
BUS LINES DESIGNED AND COMMISSIONED
2,600+
You need topology, loading, sizing, points and a method statement you can put your name on. That is the first thing we produce, before anyone talks about hardware.
Line and area segmentation, device count per line, bus-loading calculation and power-supply sizing with margin stated.
Points list for BACnet/IP, Modbus TCP/RTU and DALI-2, with object types and directions, agreed before procurement.
A clause set at least three certified integrators can price like for like. No proprietary lock written into your tender.
Method statement, test sheets per circuit and per zone, and a witnessed functional test at handover. Not a verbal assurance that it works.
WHAT YOU RECEIVE FROM US
Riser containment and segregation designed, not improvised
Power supplies sized with margin and reserved rail space
Witnessed testing against a written sheet, per circuit
INDUSTRIAL PROJECTS DELIVERED

In a factory, warehouse or data hall the lighting scene is the least of it. What matters is the monthly maximum-demand charge, alarms that reach the right person at 3am, and changes that never stop a line.
Staggered start-up after every shift change and priority shedding as the demand window fills, measured on Modbus meters.
High-bays per aisle and per bay, released when the forklift or operator leaves, with maintained lux on the picking face.
Cold room, leak, genset, ATS and plant faults routed to the control room, then to the on-call phone if nobody acknowledges.
Work done inside shutdown windows and through your change-control form. No surprise downtime, no untracked edits.
WHAT YOU RECEIVE FROM US
Demand metered at the incomer, shed in five stages
High-bays lit only above the active aisle
Data hall aisles lit on approach, alarms to the NOC
HIGHER-EDUCATION PROJECTS DELIVERED
90
An estates office runs lecture theatres, laboratories, libraries and hostels with a small team and a fixed budget. Rooms have to work for a lecturer who has never seen the plate, and every building has to account for its energy.
Lecture, capture, exam and cleaning scenes with blinds and projector sequenced, so staff never need a manual.
Semester-break shutdown, exam-week schedules and public-holiday profiles loaded once and switched by the estates office.
Room air-conditioning limited to agreed hours, set back on vacancy and shut down block by block over the break.
A specification three certified integrators can price like for like, so the procurement committee has a fair comparison.
WHAT YOU RECEIVE FROM US
Lecture scene from one lectern plate
Hostel blocks set back floor by floor at night
Energy charged back per faculty, every month
HOMES AND UNITS LIVING WITH OUR WORK
1,400+
You are the one who actually lives or works in the building. The measure of a good system is not the app. It is that the room is already right when you walk into it, and that nothing ever needs explaining to a guest.
Every plate works by hand, exactly as a normal switch does. The app is a convenience, never the only way in.
Switches, sensors and schedules run on a local wired bus. If the router dies, your lights, air-conditioning and gate carry on.
Air-conditioning and lighting stop running in empty rooms. Most owners see the difference on the first or second bill.
Night paths for older parents, safe settings for children, prayer-time and festive scenes, and an away mode that makes the place look lived in.
WHAT YOU RECEIVE FROM US
The evening scene, set once and then forgotten
A night path for older residents, at floor level
Open-house lighting on a single button
ORPHANED SYSTEMS RECOVERED
75+
Most buildings we take over were installed by someone who is no longer contactable. Open standard means you are never stuck: the system can be read, documented and returned to you.
We read the live bus, rebuild the ETS project and group addresses, and document what is actually installed.
Sub-metered energy per floor, tenant and system, with reports your management can act on.
Preventive visits, bus health checks, offsite backups and an agreed response time instead of an emergency search.
End-of-life devices swapped block by block against budget, never a rip-and-replace year.
WHAT YOU RECEIVE FROM US
What an orphaned system usually looks like when we arrive
The same panel rebuilt, labelled and documented
Preventive visits on a schedule instead of emergencies
“The per-unit test sheets are what won us over. When a defect came in during DLP we could tell in a minute whether it was the device, the wiring or the tenant.”
Yeoh Wei Sheng
Project director, residential developer
“He gave us a plate schedule and sensor positions early enough to put into the drawings. Nothing had to be resolved on site in front of the client.”
Nurul Hidayah Zainal
Principal architect
“The topology and loading calculations came with the margin stated. I could put my name on the submission without redrawing anything.”
Ravindran Sagadevan
Senior M&E consultant
“They took over an orphaned system, recovered the programming and now hold our maintenance contract. Faults that used to take days close the same day.”
Chong Kah Wai
Facilities manager, KL office tower
“The energy report showed exactly which floors were burning power after hours. That single finding paid for the first year of the contract.”
Melissa Tan
Operations lead, multi-tenant office
“Floor by floor, with the hotel still trading. Vacant-room set-back showed up on the bill by the second month.”
Lim Sze Ying
General manager, boutique hotel
“Industrial-grade engineering at a Malaysian price. The prayer-time and festive scenes matter more to the family than I expected.”
Dato Ahmad Faizal
Owner, bungalow, Shah Alam
“The shedding sequence took our maximum demand under target in the second billing month, and every change was made inside a shutdown window.”
Ir. Kumaresan Pillai
Plant engineering manager, E&E manufacturer, Penang
“Aisles light up when the forklift turns in and go dark behind it. Three shifts a day, and the lighting bill finally follows the work.”
Farah Adlina Rosli
Warehouse operations head, 3PL, Port Klang
“One plate at the lectern that any lecturer can use without training. The hostel shutdown over the semester break alone justified the phase.”
Prof. Madya Dr Zulkifli Hassan
Director of development and estates, public university
“All 142 tutorial rooms were done in two semester breaks. Not one class was moved, and the energy report now goes to each faculty monthly.”
Tan Mei Ling
Facilities manager, private university, Klang Valley
“Reliable, low maintenance, and when I message on a Sunday the person replying is the engineer who built it.”
Dr Liew Poh San
Specialist clinic, Penang
