This is not a discount claim. It is a depth claim. Three hundred and eighty-eight of the systems on our record were contracted below RM100,000 - condominiums, terrace houses, bungalows, shoplot fit-outs, clinics, halls and small commercial floors - and we have spent twelve years turning that band into an engineering discipline rather than a favour we do between the big jobs.

Most integrators treat a sub-RM100,000 KNX enquiry as a rounding error. We built the practice around it, and the discipline that forced on us is what the larger projects now run on. The method below does not change, whether the contract is RM16,900 or RM1.6 million.

Why this band is so badly served

A KNX project below RM100,000 needs the same design, programming and commissioning process as one ten times the size. Only the device count is smaller. That single fact explains almost everything a Malaysian homeowner experiences when they ask for a quotation.

Under that figure the fixed cost of surveying, programming, commissioning and documenting a system properly consumes the whole budget, and the only way to deliver it is to skip one of them. A single room does not need a bus. Come back when the scope is a floor.

OWNER-OCCUPIER, RENOVATION

The owner came to us with two quotations. One was RM71,000 for a KNX system in a 22 by 75 terrace house. The other was RM9,800 for a bag of Wi-Fi switches and a hub. He had assumed the truth was somewhere in the middle and was mostly trying to work out which one was lying.

Neither was. The RM71,000 quotation had a proper device schedule attached and every line of it was defensible - it was simply drawn from a blank page by a firm whose smallest normal job is a hotel. The design hours alone accounted for more than a third of it. We priced the same house at RM24,600 by starting from a panel block and an addressing schema we had already built and tested ninety times, and by cutting the device count where the function was duplicated rather than where the engineering was.

What actually came out: sixteen dimmed circuits reduced to eleven where two switches were controlling the same visual effect, and a third-floor allowance deleted because there is no third floor. What did not come out: the line was loaded to 60% of capacity, the power supply sized with margin, both ends of every cable labelled, and the handover pack issued in full. Two years later he added the porch and the water feature. That cost him a device and a download.

OWNER-OCCUPIER, OCCUPIED UNIT

An occupied unit with a finished ceiling and a wife who had made it very clear that nobody was cutting the plaster. The requirement was modest and specific: stop leaving the air-conditioning running in an empty bedroom, stop the living room being either fully bright or fully dark, and be able to check the whole unit from the airport.

Wired KNX was out on the ceiling side, so the installation is a hybrid: twisted-pair bus run inside the existing switch loops and the DB where the containment already existed, and KNX RF for the two bedroom points where it did not. Ten circuits, three air-conditioning zones on IR gateways, one blind, five plates. The whole job was surveyed on a Saturday, cabled and programmed across three weekdays, and commissioned before the weekend.

The point of the story is not that it was cheap. It is that a RM16,900 system in a rented-out-later condominium still left the owner holding an ETS project file, a labelled DB, a device inventory with warranty dates and a signed test sheet. When she sells that unit, the buyer inherits a system any certified integrator on earth can take over. That is worth considerably more than the difference between us and a hub in a cupboard.

A conservation-area shoplot: café on the ground floor, a small studio let above, and an operator who could not afford to close for a single lunch service. The brief was ambience the staff could not get wrong, plus an end to the standing argument about who forgot to switch off the signage.

We worked nights and split the job into four releases, each one commissioned and tested before the next began, so the café opened every morning on a working system. Front of house runs four trading scenes on a single recessed plate - open, trade, dinner, close - with the close scene sequenced so the kitchen extract and the display cases drop out in a fixed order. Signage and façade lighting run on an astronomical clock, so nobody forgets anything again. The studio above is a separately metered zone with its own plate and its own tenant rules.

The energy metering was not in the original brief; we added it at RM3,400 because the operator could not tell us what the café cost to run. The first full month of data showed the display chillers holding a load through the closed hours that nobody had accounted for. That finding paid for the metering four times over in the first year, which is roughly the story of every energy meter we have ever installed.

SECOND OWNER, HOUSE BOUGHT WITH THE SYSTEM IN IT

The house was bought with a KNX system already in it and no file, no drawings, no passwords and no installer - the company had wound up. Half the ground floor no longer responded to anything. Two contractors had already quoted to strip it out and start again, at RM120,000 and RM145,000, which is what happens when nobody wants to take responsibility for somebody else's work.

We spent four days on the bus before quoting anything: reading device addresses off the live line, mapping what physically responded to what, opening every DB in the house and photographing it. Eighty-one of the ninety-four devices were healthy certified hardware. The dead zone turned out to be a failed power supply on an unsegmented second line that had been loaded well past sensible - the original fault was a design decision made years earlier, not a device.

The recovery came to RM41,300: a new supply, a line coupler and proper segmentation, thirteen device replacements, a rebuilt and fully documented ETS project, and re-labelling throughout. The owner kept RM79,000 of working hardware that two other firms had written off. He also, for the first time, owns the file.

MANAGEMENT COMMITTEE, VOLUNTEER OPERATORS

A multipurpose hall and adjoining rooms, run by a volunteer committee that changes every two years. Every previous system in the building had failed the same way: it worked until the one person who understood it stopped being on the committee.

So the constraint drove the whole design. The hall has one plate at the entrance with four labelled modes and nothing else - the sound reinforcement, the fans, the lighting levels and the air-conditioning for each mode were argued out with the committee during design and then locked. There is no app requirement to operate the building. There is an app, and no volunteer is ever obliged to open it.

The RM88,400 covers the hall, two meeting rooms, the kitchen, external and car-park lighting on an astronomical clock, and sub-metering so the committee can see what an event actually costs to hold. The handover pack is written for someone with no technical background, and the annual maintenance visit is timed to land just after the committee changes over, so the new chairman meets us in his first month rather than during his first fault.

BOUTIQUE DEVELOPER, LOW-DENSITY BLOCK

A small developer with eighteen units wanted a genuine automation story for the launch and had been told, correctly, that KNX would not work at his price point. It would not have, quoted the usual way: eighteen individually engineered units at typical design rates puts the per-unit figure somewhere no boutique project can absorb.

One unit was engineered, programmed, tested and signed off as the template - that unit carried the real cost. Every unit after it is a replication: its own ETS sub-project, its own serialised device schedule, its own test sheet, but no new design work. The per-unit price landed at RM19,200 and, more usefully for him, it was a number he could commit to in writing before the first slab.

The block was released in three groups of six to follow vacant possession. Each buyer received a per-unit handover pack, and the JMB received the block-level documentation and a maintenance proposal at handover of common property. This is the same method we use on towers. There is no minimum size at which it starts working.

What a small budget never buys you out of

Every item below survives at RM15,000 exactly as it survives at RM1.5 million. If a quotation you are holding does not name these, it is not cheaper than ours. It is smaller than it appears.

How we take cost out instead
  • Topology margin. Lines loaded with spare capacity and segmented properly, whatever the device count.
  • Power-supply headroom. Sized with stated margin and calculated, never assumed because the job is small.
  • Labelling and containment. Both ends of every cable, every device, segregated from mains.
  • The ETS project, handed to you. Backed up offsite and yours. A ten-device system with no file is still a black box.
  • Witnessed testing, per circuit. Signed in front of someone. If it was not tested, it was not commissioned.
  • The handover pack and the training. As-built set, device inventory with warranty dates, operating guide, session with whoever runs the building.
  • Certified devices only. No uncertified hardware to hit a number, ever. It is the one shortcut that cannot be undone later.

What people say to us in this band

Usually within the first ten minutes, usually after somebody else has already told them KNX is not for them.

“KNX is for mansions. It is overkill for my house.”

KNX is a protocol, not a price bracket. A ten-device system speaks exactly the same standard as a ten-thousand-device airport, which is the entire point of an open standard. What makes a system expensive is device count and design hours, and both scale down cleanly. The 388 projects we have delivered under RM100,000 are the argument.

“Under RM100,000 you should just buy Wi-Fi smart switches.”

For a rental you are leaving in two years, honestly, sometimes yes. For a home you are wiring once, the comparison is not price against price - it is a closed cloud product with an average commercial life of about four years against an international standard with certified devices from 500 manufacturers and no dependency on any of them still existing. The cost of being wrong is a wall you already closed up.

“A small job means you will send a junior and rush it.”

The opposite, and for a selfish reason. Small systems in this band are our highest-volume work and every one of them is a support liability we carry for years. A rushed commissioning on a RM20,000 house costs us more in return visits than the margin on the job. The same engineer does the ETS work on every project we take, regardless of value.

“We will start cheap and upgrade properly later.”

That is a perfectly good plan, and it is the one we build for - as long as the first phase is engineered for the second. Topology, containment, spare ways and power headroom are laid for the building you might have. Then you fit what the budget covers now. What you must not do is buy a cheap closed system first, because that phase one has to be removed before phase two can start.

“Will you actually turn up for a job this size in two years?”

We hold the ETS project and back it up offsite, so a fault is a diagnosis and not an archaeology exercise, and maintenance contracts in this band start at RM2,880 a year. But the honest answer is stronger than a promise: because it is KNX and because you were handed the file, any certified integrator in Malaysia can take your system over without us. We would rather earn the work than lock you into it.

“Can you match a quotation I already have?”

We will not price-match blind, and we will tell you plainly if a cheaper quotation is a fair deal - it sometimes is. What we will do is read the other proposal against a like-for-like points list and show you exactly where the difference sits: device count, topology margin, programming scope, or documentation. Most of the time the gap is not margin. It is something that was left out and not mentioned.

Right-sized engineering, not value-engineered to death

KNX earned its reputation on airports and five-star hotels, and a lot of integrators still price like it. We built the practice around the opposite problem: hitting a Malaysian budget without quietly deleting the parts that make the system last twenty years.

Where the cost actually comes out

  • Right-sized device count. Function per room is agreed before the bill of quantities, so nobody pays for channels that were never going to be used.
  • Multi-vendor sourcing. 500+ certified manufacturers interoperate. We mix them on price and lead time instead of honouring one distributor agreement.
  • Repeatable templates. On bulk residential, one type-unit is engineered once and replicated. Programming cost per unit falls sharply after the first.
  • Phased rollout. Infrastructure and containment first, intelligence later. KNX extends without rework if the topology was designed for it.
  • Energy pays part of the bill. A verified 20% to 35% reduction is real money against an operating budget, not a brochure number.

Where it never comes out

  • Topology margin. Lines are loaded with spare capacity and segmented properly. Cramming devices onto one line to save a coupler is how buildings get intermittent faults nobody can find.
  • Power-supply headroom. Sized with stated margin, never at the limit, and never shared across a segment it was not calculated for.
  • Labelling and containment. Both ends of every cable, every device, segregated from mains. This is what makes a fault a ten-minute job.
  • Documentation and backups. As-built set, group-address list, ETS project held and backed up offsite. A cheap system with no file is worth nothing the day it misbehaves.
  • Witnessed testing. Per circuit, per zone, signed. If it was not tested in front of someone, it was not commissioned.

Where the package sits in a developer programme

The expensive mistake is treating automation as a fit-out item. Containment, back boxes and riser space are structural decisions. Get them into the electrical package and the intelligence can be added at any point afterwards for a fraction of the cost.

Work out your own ballpark before you call anyone

Count what you can see in your own building: the plates on the wall, the buttons on them, the circuits, the air-conditioning zones. The calculator sizes the parts you cannot see, such as power supplies, line couplers and DALI gateways, because those fall out of the device count rather than out of a wish list. Installation, repair and maintenance are costed differently, so pick the one you actually need.

This is a budgeting tool, not a quotation. Hardware uses Malaysian street prices for mid-market KNX brands; labour is built from man-hours costed at Malaysian trade rates and charged out at 2.4 times direct cost. Luminaires, blind and curtain motors, air-conditioning plant, electrical distribution work, network infrastructure and builder works sit outside it. Sources and rates are listed under the labour estimator. The written quote comes after a site survey, and it is the only number we hold ourselves to.

Hardware is the part everyone compares. Labour is the part that decides whether the system was actually engineered. This estimator turns your device list into man-hours by trade, costed at published Malaysian wage rates you can edit, and gives you the programme in weeks. It is the same arithmetic a contractor should be doing before quoting you, published openly so you can check theirs.

Have us price the labour properly

Why buttons are counted, not plates

Fixing a plate takes minutes. Assigning, engraving, labelling and functionally testing every button on it is where the hours go, and an eight-button plate is four times the work of a two-button one at almost the same hardware price.

Why DALI is priced per luminaire

A DALI gateway is one box, but every fitting behind it has to be individually addressed, grouped and proven. Two hundred luminaires is roughly twenty-four hours of commissioning that no hardware list will show you.

Why repeat units get cheaper

Forty identical condo units are forty sets of hardware but one type-unit design, one group-address schema and one tested logic library. Site labour drops about 14% per repeat through learning; engineering barely moves at all.

  • National minimum wage RM1,700 a month, RM8.18 an hour, Minimum Wages Order 2024, in force since February 2025 with no remaining exemptions.
  • Electrician RM2,400 to RM4,300 a month on Jobstreet Malaysia; RM2,780 average on Indeed Malaysia.
  • Chargeman RM2,500 to RM5,000 a month; BO chargeman RM6,250 to RM8,750 on Jobstreet Malaysia.
  • Automation engineer RM4,400 to RM6,500 a month on Jobstreet Malaysia; RM5,753 average on Indeed Malaysia.
  • Employer statutory loading: EPF 13% below RM5,000 of wages, SOCSO about 1.75%, EIS 0.2%, taken here as 15%.
  • Hardware anchored on Malaysian street prices, ABB plates around RM200 and Gira around RM800, and on published KNX per-output pricing of about EUR16.60 for ABB and MDT converted at 4.72 ringgit to the euro, plus landed cost and distribution.

The questions developers, architects and consultants actually ask

How many man-hours does a KNX installation actually take?

More than most quotations admit, and the split matters more than the total. A double-storey terrace of roughly 34 bus devices runs about 143 man-hours, or 18 man-days over two weeks; a three-storey bungalow of about 69 devices runs roughly 268 man-hours over three weeks. The split is consistently around 40% first-fix containment and cable, 20% panel build and termination, 15% ETS engineering, 10% commissioning and witnessed testing, and the balance in device fixing, supervision and handover documentation. The labour estimator at #labour lets you run your own numbers at your own rates. Charged-out labour usually lands between RM330 and RM620 per device, higher on small jobs because the fixed engineering does not shrink. Watch the programme too: a crew that promises a 70-device house in four days is not testing anything.

Can I work out my own KNX cost before contacting anyone?

Yes. The budget calculator at #calculator gives you an indicative range in the browser, and nothing is sent to us until you press the button. Count what you can actually see: the switch plates on the wall, the total number of buttons across all of them, touchscreen panels, sensors by type, and the number of circuits you want switched, dimmed, motorised or valve-controlled. You are not asked for power supplies, line couplers or DALI gateways, because those are worked out from the device count - a KNX line carries 64 devices, a DALI gateway carries 64 addresses, and no client should have to guess that. Hardware is priced at Malaysian street rates for mid-market KNX brands and labour is built from man-hours costed at published Malaysian trade wages, so the figure is auditable rather than a guess. Repair and maintenance use different models, since a fault-finding visit is priced on how much of the bus we trace and replace, and a contract is priced on what has to be kept alive. You can copy a link that carries everything you typed and send it to your architect or contractor, who will open the same figures. It is a budgeting range, not a quotation; the written quote follows a site survey.

How much does a KNX system cost in Malaysia?

It scales with the number of controlled points, not with the size of the brochure. A condominium package starts around RM14,888 for lighting, air-conditioning control, app access and smart plates. Link houses typically land between RM22,000 and RM32,000, boutique offices between RM30,000 and RM50,000. Towers, estates and bulk residential rollouts are phased and quoted on measured scope. Whatever the figure, the engineering standard behind it does not change. Most of our work sits below RM100,000 - 388 projects of the 524 on the record - so a budget in that range is our normal day, not an exception we squeeze in.

Can I get a real KNX system for under RM100,000 in Malaysia?

Yes, and it is the single largest part of our record: 388 of 524 commissioned projects were contracted below RM100,000, at a median of about RM38,400. Entry packages for a single condominium unit start at RM14,888, a whole double-storey terrace house typically lands between RM24,000 and RM45,000, and a small commercial floor or community building between RM70,000 and RM100,000. Nothing is removed from the engineering to hit those figures - the topology margin, labelling, ETS project handover, witnessed testing and documentation are identical to a seven-figure job. What changes is device count and design hours, because we work from pre-engineered panel blocks, a fixed group-address schema and a tested logic library instead of drawing every small project from a blank page.

Why do other KNX integrators quote so much more for a small house?

Because a KNX project below RM100,000 carries almost the same design, programming and commissioning overhead as one ten times larger - only the device count is smaller. An integrator whose smallest normal job is a hotel prices that overhead as a fixed cost, which is how a terrace house ends up quoted at RM70,000. We have spent twelve years engineering that overhead down: reusable panel blocks, one addressing standard across every project, a stocked device shortlist and one accountable engineer with no sales or coordination layer in between. The saving comes out of process, never out of the system.

What is the smallest KNX project you will take on?

About RM15,000. Below that, the fixed cost of surveying, programming, commissioning and documenting a system properly consumes the entire budget, and the only way to deliver it is to skip one of those steps - which we will not do. If your scope is a single room, we will tell you it does not need a bus rather than sell you one.

Is a cheap KNX system worse than an expensive one?

It is smaller, not weaker - provided nothing was removed from the engineering. The parts that must never be cut are topology margin, power-supply headroom, labelling and containment, the ETS project file handed to you, witnessed per-circuit testing and the handover pack. If a quotation you are comparing does not name those, it is not cheaper than a proper one; it is a smaller scope described as the same thing. Ask any integrator to attach a points list and the two proposals become comparable in minutes.

Should I just buy Wi-Fi smart switches instead of KNX for my house?

If you are renting and leaving in two years, sometimes yes, honestly. If you are wiring a home once, you are choosing between a closed cloud product with a typical commercial life of around four years and an international standard with certified devices from more than 500 manufacturers and no dependence on any single one surviving. The cost of being wrong is not the price difference - it is a wall you have already closed up.

Do I need to hack walls for KNX installation?

Not necessarily. New builds and renovations use wired KNX twisted-pair (most robust). For existing/occupied buildings we use KNX RF wireless, adding intelligence without wall-hacking.

What happens if the internet goes down - will lights stop working?

No. KNX runs on a local wired bus. Switches, sensors and schedules keep working with no internet. Internet is only needed for remote app control when away.

Can KNX control my air conditioners?

Yes - split units (Daikin, Panasonic, Mitsubishi) via IR/gateways, VRV/VRF central systems via gateways, and FCUs via valve actuators.

How long is the warranty and what does it cover?

We provide a 5-year workmanship warranty on programming, installation and integration. Hardware carries 1-2 year manufacturer warranties depending on brand.

Is KNX difficult to use if I am not tech-savvy?

No. Physical switches work normally; apps are organised by room/zone; voice works in English, Malay and Mandarin. Most occupants - including elderly family - adapt in 2-3 days.

Can I expand the system later, or am I locked in?

KNX is infinitely expandable as an open standard. Add devices, mix 500+ brands, extend to new areas - and any certified integrator can modify it.

How long does installation take and will the building be in chaos?

Condo: 3-7 days. Link/terrace: 2-3 weeks. Semi-D/bungalow: 3-4 weeks. Wireless retrofit: 5-10 days. Buildings are phased floor-by-floor to minimise disruption.

What about cybersecurity - can hackers control the building?

KNX is far more secure than cloud WiFi gadgets: no cloud dependency, wired communication, no default passwords and AES-128 options. Data stays local.

Will KNX increase my property value in Malaysia?

Yes - properties with KNX can see 10-20% higher resale value and sell faster, because it is seen as built-in infrastructure, not disposable gadgets.

Do you service areas outside the Klang Valley?

Yes - KL, Selangor, Johor Bahru, Penang, Ipoh, Melaka, Seremban, plus Sabah/Sarawak on a project basis (minimum project value applies).

What if a KNX device fails after 5 years - can I still get parts?

Yes. KNX is a long-life open standard; replacement devices from many brands remain available and interoperable. We hold the ETS project so swaps are quick.

Can I DIY install KNX to save money?

You can buy devices, but ETS programming, topology and commissioning need expertise. A first DIY attempt typically takes 3-4× longer and risks an unreliable result. Most owners save more by getting it right once.

What is the difference between KNX and Loxone / Control4 / Crestron?

KNX is a vendor-neutral international standard with 500+ interoperable brands - no single-vendor lock-in. Loxone/Control4/Crestron are proprietary ecosystems tied to one manufacturer.

I am renting - can I still install KNX?

Wireless KNX RF can be installed and later removed/relocated, subject to landlord consent. For permanent buildings, wired KNX is recommended.

Do I need permits/approvals from MBPJ/DBKL?

For typical fit-outs, no special automation permit is needed; standard electrical works follow normal wiring regulations. New builds follow the project’s M&E approvals.

How does KNX handle Malaysia’s power outages and voltage fluctuations?

KNX bus power supplies are robust; we add surge protection and the bus resumes normal operation after outages. Critical logic survives because it is local, not cloud.

Can KNX integrate with existing CCTV, alarm or auto-gate?

Yes - Hikvision/Dahua CCTV, DSC/Paradox/Honeywell alarms, auto-gates, smart locks and video doorbells via integration gateways.

What about warranty if I buy a property with KNX installed by the previous owner?

Ask for the ETS backup file, device list, wiring diagrams and warranty certificate. We offer pre-purchase KNX inspection and can take over and re-document the system.

Can I control KNX with Siri / Apple HomeKit?

Yes - via native KNX-HomeKit gateways or Homebridge. KNX devices appear as native HomeKit accessories for Siri control.

Can I really mix different brands (e.g. ABB switch + Hager actuator)?

Yes - that is the core advantage of KNX. All certified devices speak the same protocol and interoperate seamlessly.

What if my original installer goes missing (orphaned system)?

This is a core service. We read the live bus, recover or rebuild the ETS project and group addresses, document everything and take over maintenance - you are never locked to one installer.

Do you offer maintenance contracts with an SLA for buildings?

Yes - scheduled servicing, bus health checks, ETS backups, firmware reviews and guaranteed response times (typically under 4 hours for contract clients, with 24/7 emergency cover).

Can the system give me analytics and reports for management decisions?

Yes. KNX with a visualisation/energy server provides dashboards, energy and occupancy trends, sub-metered cost allocation, anomaly insights and exportable reports to support operations and capital decisions.

Can KNX integrate with our existing BMS via BACnet/Modbus?

Yes - certified BACnet/IP and Modbus TCP/RTU gateways let KNX work alongside or feed an existing supervisory BMS, so you integrate rather than rip-and-replace.

We are a developer. Can you handle a multi-block rollout unit by unit?

Yes. Bulk residential rollouts are run as a repeatable unit template: one type-unit is designed, programmed and signed off, then replicated per unit with a per-unit ETS sub-project, serialised device schedule and a per-unit test sheet. Blocks are released floor by floor to follow your handover programme, and the whole package lands with JMB-ready documentation.

Can you write the KNX section of our tender specification?

Yes, and it costs you nothing to have it drafted. We supply a vendor-neutral clause set (scope, topology, device performance, labelling, testing and commissioning, documentation and training) plus an indicative points list and BQ structure. It is written so at least three certified integrators can price it like for like, not so it points back at us.

What do architects actually have to decide, and when?

Three things, early: switch-plate family and finish (affects wall build-up and back-box depth), the control philosophy per room (how many scenes, what each plate does), and ceiling coordination for presence and lux sensors on the RCP. We give you a plate schedule, symbol block for your drawings and a per-room control narrative so the decisions sit inside your normal drawing set.

What do you hand over to the M&E consultant during design?

How do you handle the defect liability period on a developer project?

Every unit or zone is handed over with a signed test sheet and a photographic record of the panel. During DLP, faults are logged against that record so the cause is clear - installation, device or third-party works. We keep the ETS project and can attend site on an agreed response time rather than a scramble to find whoever wired it.

Will the system survive the transition from developer to JMB or MC?

That is exactly what the documentation pack is for. The JMB receives the as-built drawings, group-address list, panel schedules, ETS backup, device inventory with warranty dates, an operating guide and a training session. Because KNX is an open standard, they can appoint any certified integrator afterwards - including keeping us on a maintenance contract.

How does KNX help us hit MS 1525 and green-building credits on a submission?

MS 1525 asks for lighting zoning, daylight and occupancy control, and metering. KNX delivers all of it natively and, more usefully, logs it - so what you claimed at design stage can be evidenced with real metered data at verification. The same data supports GBI, GreenRE and LEED-style energy-management credits.

We already appointed a main electrical contractor. Where do you fit?

Usually as the specialist automation package under the electrical contractor or direct to the developer, depending on procurement. We provide the containment, cable and back-box requirements for them to install, then take over from termination onward: device installation, ETS programming, commissioning, testing and handover. Split of scope is agreed in writing before site works begin.
