Control That Respects the Production Calendar

In a factory, warehouse or data hall the lighting scene is the least of it. What matters is the monthly maximum-demand charge, alarms that reach the right person at 3am, and changes that never stop a line.

Maximum Demand, Flattened

Staggered start-up after every shift change and priority shedding as the demand window fills, measured on Modbus meters.

Light Where People Are Working

High-bays per aisle and per bay, released when the forklift or operator leaves, with maintained lux on the picking face.

Alarms That Escalate

Cold room, leak, genset, ATS and plant faults routed to the control room, then to the on-call phone if nobody acknowledges.

Changes Under Your Control

Work done inside shutdown windows and through your change-control form. No surprise downtime, no untracked edits.

WHAT YOU RECEIVE FROM US

  • Load schedule and maximum-demand shedding study
  • Aisle and bay zoning drawings for high-bay lighting
  • Alarm matrix with escalation paths
  • Modbus and BACnet points list for plant and meters
  • Shutdown-window method statement

A Warehouse That Stopped Lighting Empty Aisles Around the Clock

A 22-aisle distribution warehouse running three shifts, with every high-bay on a single contactor per bay. The lights never went off because nobody could be sure which aisle a picker was in, and the operator was paying for a fully lit building to serve a handful of forklifts at 3am.

What the People Who Signed Off the Work Say

“The topology and loading calculations came with the margin stated. I could put my name on the submission without redrawing anything.”
Ravindran SagadevanSenior M&E consultant
“The shedding sequence took our maximum demand under target in the second billing month, and every change was made inside a shutdown window.”
Ir. Kumaresan PillaiPlant engineering manager, E&E manufacturer, Penang
“Aisles light up when the forklift turns in and go dark behind it. Three shifts a day, and the lighting bill finally follows the work.”
Farah Adlina RosliWarehouse operations head, 3PL, Port Klang

Industrial Questions

Is KNX suitable for factories, warehouses and industrial plants?

Yes, and the case there is mostly financial. High-bay lighting zoned per aisle and released when nobody is working, compressors and chillers started in sequence after a shift change, and non-critical loads shed as the half-hour demand window fills. That flattens the TNB maximum-demand charge, which on many plants is a larger number than the lighting energy itself. Modbus meters, genset and ATS status and cold-room temperatures come onto the same bus, and alarms escalate to the on-call phone.

Can KNX reduce our TNB maximum-demand charge?

Often, yes. The maximum-demand charge is set by the highest half-hour average in the month, so it is driven by what starts at the same time, not by total consumption. KNX measures demand live from the incomer meters and staggers start-ups and sheds lower-priority loads in stages before the peak is set. We model the shedding priorities with your plant engineer before anything is programmed, so a critical process is never on the list.

Can KNX be used in data centres and cleanrooms?

In the areas around the critical systems, yes: data hall aisle lighting on approach, plant-room and leak alarms to the NOC, and gowning rooms, corridors and sub-fab plant outside the validated cleanroom envelope. We do not put KNX in the control path of validated process equipment, and every change goes through the client change-control procedure.

Can KNX integrate with our existing BMS via BACnet/Modbus?

Yes - certified BACnet/IP and Modbus TCP/RTU gateways let KNX work alongside or feed an existing supervisory BMS, so you integrate rather than rip-and-replace.

How does KNX handle Malaysia’s power outages and voltage fluctuations?

KNX bus power supplies are robust; we add surge protection and the bus resumes normal operation after outages. Critical logic survives because it is local, not cloud.

Do you offer maintenance contracts with an SLA for buildings?

Yes - scheduled servicing, bus health checks, ETS backups, firmware reviews and guaranteed response times by tier (next business day on Bronze, within 8 hours on Silver, under 4 hours with 24/7 emergency cover on Gold).

How long does installation take and will the building be in chaos?

Condo: 3-7 days. Link/terrace: 2-3 weeks. Semi-D/bungalow: 3-4 weeks. Wireless retrofit: 5-10 days. Office floors and hotels are phased floor by floor so trading continues. Factories are worked inside planned shutdown windows, and university rooms inside semester breaks, so no production shift or teaching hour is lost.
