Switches, sensors and schedules run on a local wired bus, so lighting, air-conditioning and the gate keep working if the internet or router fails. Air-conditioning and lighting stop running in empty rooms, which shows up on the first or second electricity bill. Household-specific logic includes night paths for older residents, safe settings for children, prayer-time and festive scenes, and an away mode that makes an empty home look occupied. Handover includes a walk-through, a one-page guide anyone in the household can follow, and direct WhatsApp access to the engineer rather than a call centre. - Building owners and operators: bus health and condition audit, orphaned-system recovery with rebuilt ETS project and group addresses, energy baseline and monthly reporting, maintenance contract with response SLA, phased capital-replacement plan, operator training. ## Team and accountability Design, bus topology, ETS programming and commissioning are held by Peter Teh personally on every project and are never subcontracted. Installation is carried out by a trained crew of wiremen and panel builders working to a fixed labelling, containment and segregation standard. Nothing is submitted until the customer presses send. Every input travels in a shareable URL, so a link can be copied and sent to an architect, contractor or partner who then opens the identical figures rather than a blank form. Three separate costing models, because they are not the same job: (1) New installation, priced from levels, zones, identical repeat units, switch plates and the TOTAL number of buttons across them, touchscreen panels, sensors split by type (presence, thermostat, lux, CO2/air quality, weather station), actuator channels counted as circuits rather than boxes (switched, dimmed, RGB/RGBW, blind, AC/FCU valve, dry-contact input), DALI luminaires, energy sub-meters, gateways (IP router, IR for split AC, VRF/VRV for Daikin and Mitsubishi, audio zones, video intercom, logic/visualisation server, Modbus/BACnet), scenes, logic rules, time programmes, KNX Secure, handover training sessions, plus site stage (new build, under renovation, occupied retrofit), high-level access, after-hours working, commercial site induction, whether drawings exist, whether an existing bus is being extended, and region. (2) Repair and fault-finding, priced from devices behaving badly, likely replacements, whether the ETS project file exists, sites and after-hours attendance. Infrastructure that a client should never be asked to guess is derived automatically from the device count: KNX lines (64 devices per line), power supplies, line couplers, DALI gateways (64 addresses per gateway), distribution boards, actuator unit counts, group addresses and approximate bus cable length. Scenes, schedules and group-address structure are priced as ETS engineering hours, not hardware. Pricing basis: hardware at Malaysian street prices for mid-market KNX brands; labour built from man-hours costed at Malaysian trade wages and charged out at 2.4 times direct cost. A volume curve reduces hardware and site labour as device count rises, and repeat type-units multiply hardware while engineering is written once. Minimum project RM15,000, below which the fixed cost of surveying, programming, commissioning and documenting consumes the budget. Output is a range with a line-by-line breakdown; luminaires, blind and curtain motors, air-conditioning plant, electrical distribution work, network infrastructure and builder works are excluded. Indicative only, confirmed by a site survey and a written quote. ## Labour and man-day estimator (https://knxmalaysia.com/#labour) A second, separate tool answering what the budget calculator does not: how many man-hours the job carries, which trades supply them, and how many weeks the crew is on site. It shares one engine with the budget calculator, so the two always agree. Scope inputs mirror the calculator and copy across in one click; state is shareable by URL. Power supplies, line couplers, DALI gateways and group addresses default to auto-derived and can be overridden. Seven work packages: first-fix containment and bus cable; panel build, actuator mounting and termination; device installation; ETS engineering (addressing, grouping, scenes, logic, time programmes); commissioning and witnessed testing; as-builts, handover and training; site supervision. Five trades at editable rates expressed as EMPLOYER COST per productive hour, not charge-out: KNX system engineer RM54/h, site supervisor/chargeman RM38/h, panel builder RM27/h, certified wireman RM23/h, assistant RM15/h. These are built from Malaysian 2026 monthly pay plus 15% statutory (EPF 13% below RM5,000, SOCSO about 1.75%, EIS 0.2%) over 150 productive hours a month. A separate editable charge-out multiplier, default 2.4 and typically 2.0 to 2.8 in practice, converts employer cost into what a contractor charges, covering site overheads, transport, tools, insurance, non-billable time, risk and profit. Wage sources: national minimum wage RM1,700 a month and RM8.18 an hour under the Minimum Wages Order 2024, in force since February 2025 with no remaining exemptions; electrician RM2,400 to RM4,300 a month on Jobstreet Malaysia and RM2,780 average on Indeed Malaysia; chargeman RM2,500 to RM5,000 and BO chargeman RM6,250 to RM8,750 on Jobstreet Malaysia; automation engineer RM4,400 to RM6,500 on Jobstreet Malaysia and RM5,753 average on Indeed Malaysia. Multipliers apply to site work only, never to programming: new build 1.0, under renovation 1.15, occupied retrofit 1.45, high-level access +20%, after-hours +35%, commercial site induction +8%. Missing drawings add 18% to engineering. Travel and subsistence per site man-day: Klang Valley RM0, rest of Peninsular RM120, Sabah/Sarawak RM280. Typical outputs: a 9-device condo about 58 man-hours over one week; a 34-device terrace about 143 man-hours and 18 man-days over two weeks; a 69-device bungalow about 268 man-hours over three weeks. Charged-out labour lands roughly RM330 to RM620 per device, higher on small jobs because fixed engineering does not shrink. Excludes materials, hardware, scaffold hire, builder works and statutory submissions. ## KNX under RM100,000 (the deepest part of the record) 388 of 524 projects commissioned since 2014 (74%) were contracted below RM100,000, median about RM38,400, smallest accepted around RM15,000. Sub-RM100,000 KNX is badly served in Malaysia because a small project carries the same design, programming and commissioning overhead as a large one, so it is over-quoted, declined, or replaced with closed Wi-Fi products - or delivered as KNX hardware with no KNX engineering behind it. Cost here is removed from process, never from engineering: pre-engineered panel blocks, one fixed group-address schema, a tested reusable logic library, a narrow stocked device shortlist across 24 manufacturers, one accountable engineer from survey to commissioning, and a fixed written scope and price agreed before procurement. Topology margin, power-supply headroom, labelling, the ETS project handed to the client, witnessed per-circuit testing, the handover pack and certified-devices-only survive at every budget. Ladder: RM15,000-24,000 single condo unit (9-16 devices, 3-7 days); RM24,000-45,000 whole terrace or link house, the most common band (22-38 devices, 2-3 weeks); RM45,000-70,000 bungalow, shoplot fit-out or office suite (45-80 devices, 3-5 weeks); RM70,000-100,000 small building, clinic, hall or condo common areas with sub-metering and reporting (80-160 devices, 5-8 weeks). 43% of owners in this band returned within three years to extend the same bus.
